OVERVIEW

The Virtual Real Estate project aims to revolutionize the way people explore and experience real estate by creating immersive, interactive, and realistic property tours in virtual reality (VR). Using Unity as the primary development platform, the project integrates cutting-edge VR technology to provide potential buyers and renters with a 1:1 scale model of properties, allowing them to explore every detail as if they were physically present.

Project Role:

Project Lead, Research Lead, Data Analyst, Visual Designer, UX/UI Designer, Unity VR Developer, Creative Technologist, Meta Quest Developer

Skills:

Unity Development, Programming Integration,Meta Quest Development, C++ Programming,Spacial Architecture, VR Environment Analyst, Creative Problem Resolution, Team Collaboration, Time Management

OBJECTIVES

With this experience, we provide user interfaces that enhance the user experience as well as informative interfaces that offer convenient accessibility for buyers and sellers, as well as real estate agents. This approach aims to make transactions more efficient and seamless, bridging the gap between property exploration and decision-making.

RESEARCH

Secondary Resources

Market Analysis, Behavioural and Educational Trends

In our researches we have highlighted the challenged and opportunities in the camera industries. We will provide Market Insight, Product Versatility, as well as Engagement Strategy.

Market Insight

Our Market Insights show a decline in worldwide camera shipment , also highlights smartphones as its competitor.

According to CIPA (a Japanese camera industry association), the worldwide shipment of cameras has experienced a dramatic decline, dropping from 109 million units in 2010 to just 6.54 million units in 2023—a staggering 94% decrease over 13 years.

By 2017, 85% of digital images are captured through smartphones.

Product Versatility

The gap between an amateur and professional photographers is their understanding on the usage of ISO, aperture and shutter speed settings, with 60% of beginners struggling to navigate these functions and 75% that overlook its artistic potential.

In contrast, 90% of professional photographers express that it is crucial to use these settings for artistic expression.

Engagement Strategy

My solution suggests to bridge this gap through curiosity by educating TikTok users with a AR filter that micmics the effects from these adjustments, exploring its artistic potentials.

Tiktok is chosen to be the platform to host this filter as it has 1 Billion active monthly users, allowing the filter and brand to hit a large demographic of audience.

For this project, AR was chosen to be the educational medium as 95% of students find AR-based learning significantly more engaging and effective than traditional methods.

The search term "Creative Photography Tips" saw a 28% increase in 2023, highlighting a growing interest in artistic camera use—a promising market that this project aims to engage and bridge.

Market Analysis, Competitor Analysis

The research highlights VR's advantages, including global market opportunities, preconstruction property showings, and its ability to provide 24/7 accessibility for buyers. Furthermore, a competitor analysis was conducted to identify shortcomings in the current VR real estate market. These insights have been instrumental in guiding the development of a competitive and innovative prototype.

Competitor Analysis

Our team has researched and tested leading platforms like Real5D, Matterport and CloudPano. While these platforms provide foundational virtual property tours, we found that the overall experience lacks the level of interactivity and engagement needed to fully immerse and satisfy users. here are some of these insights

Insufficient Property Details:Most VR listings lack comprehensive information, such as detailed floor plans, neighbourhood data, and property history, which are crucial for informed decision-making.

Lack of Interactive Features: These VR real estate platforms offer basic virtual tours without interactive elements, limiting user engagement and personalized experiences.

Absence of Instructional Support: Without clear instructions and a dynamic features. the buyers may struggle to stay enageged and navigate the platform or understand the property’s unique selling points.

VR Real Estate Advantage

One of the advantage of of VR Real Estate would be its global market opportunities, The VR market in real estate is projected to generate up to $2.6 billion by 2025, with an estimated 130,000 real estate agents utilizing VR for property showings, a number expected to grow annually by 10%.

IDEATION

The ideation process focused on creating a seamless and realistic VR property experience by leveraging accessible real-world blueprints, Thoughtfully selected product development tools, and interactive information displays to enhance user engagement and decision-making.

Hardware: VR headsets
Software: Unity, Blender, Adobe Illustrator, Figma, C++ Coding Script
Platform: Meta

We chose to base our condo model on the blueprint of a prominent condominium building located at 955 Bay Street, Toronto known as The Britt. The demo prototype features a model named "The Thames", carefully designed to reflect a realistic and immersive property experience.

IDEATION

NikonLab is an AR educational filter showcasing ISO, Shutter Speed, and Aperture Functions, highlighting its creative potential, bridging artistry and accessible photography education.

This condo was selected for its accessibility, as it is based on the studio where I currently reside. This allowed me to compare the real-life space with the VR experience and make iterative adjustments, ensuring accuracy and attention to detail.

ITIRATION

The Iteration phase highlights the development journey of NikonLab, from problem identification to refining the beta version. It features initial prototype review and filter improvement insights from user feedbacks.

FILTER DEVELOPMENT

FILTER DEVELOPMENT

"Time Altered Timeline" illustrates the historical relationship between drugs and society, examining societal attitudes over time and projecting into the future. This visual, research-driven timeline uses coded imagery to depict substance legality, societal acceptance, and functional roles across diverse contexts.

Pseudo Code

The Pseudo Code for this project is developed in the form of a flow chart for easy visualization.

the following elements codes the interactivity of each node on the chart.

The flow chart is consisted of the main chart, and three subgraphs that shows the screen display factors, lens selection control, and the aperture filter variation.

The screen display is determined by 5 elements, the default display elements such as the toggles, adjustment bar, logo etc, the black and white mode, lens selected, info overlay screen depending on it's activation status, adjustment intensity.

Wireframe & User interface elements

The Wireframe and User Interface element showcases the visual elements on the screen.

The colour palette consist of the two signature colours of Nikon and cream yellow as an accent colour.

The Educational AR department is branded as NIkonLab, emphasizing its role as a creative playground for exploration and learning
